Our Process: Delivered & Set Builds
Learn how the process works from start to finish when you are just getting the modular home itself from Homes 45.
Delivered & Set Process Overview:

This is just a brief overview of our Delivered & Set process. If you’re ready for a deep dive into the details of how this all works, read on!
Phase 1 – Preliminary Estimates
NOTE: The Delivered & Set price displayed on our website includes the modular home itself (including all the cabinets and other interior finishes), delivered and set on your foundation. For a more in-depth explanation, please read the FAQ titled “What Does Your “Delivered & Set” Pricing Include” located at the bottom of the about page of our website.
When you first contact us, you will have a ton of questions for us, and we will have a few for you as well! This initial phase is all about information gathering, and we will generally want to cover the following things:
- What you want to build (home style, desired features)
- Where your land is located
- When you want to build (any time within 9 months or less is considered ASAP to us)
- How much you would like to spend on the modular home itself (we can help you ballpark estimate the other parts of your build too, such as the foundation, etc)
If you don’t know the answers to some or any of these at this time, that’s ok! Your personal Home Consultant will work with the info you have on hand. During the first conversation, your Home Consultant is gathering information from you that will help us more accurately quote the cost of your modular home.
This initial conversation usually happens over the phone and/or email, but we can also set up in-person meetings if that’s more your speed. If you’re doing a custom floorplan (or a floorplan from a different modular website), we’ll need you to send it to us so we can accurately price it out.
After the initial conversation, we will send you your customized modular home quote, typically over email. Once you’ve reviewed the quote, the next step is to schedule a meeting with your Home Consultant to do an in-person tour of our display homes, where you will walk through actual homes, view physical samples of the various decor selections available, and determine which “big ticket” home upgrades you’re wanting (such as quartz countertops, fireplaces, etc).
After this meeting, your home consultant will send you a revised home quote.
Phase 2 – Home Print Agreement
After you’ve reviewed your revised home quote and are ready to move forward, you’ll meet at the model center again with your Home Consultant to finalize your decor selections, and to sign the Home Print Agreement. The home print agreement costs $1,500,. This amount goes towards modifying & drafting your personalized engineered prints, and it also locks in your home pricing. Also, when you sign your full modular home Sales Contract this $1,500 will be credited against the cost of your home, so you aren’t paying for anything twice! As soon as we have the signed Home Print Agreement, we’ll order the engineered prints from the factory, which we typically get back within a week or two.
Armed with final engineered prints and a full list of home decor selections and options, we will draft a Modular Home Sale Contract and send to you for review.
Your next step is to send us back the signed contract with your home deposit. The deposit amount will vary depending on your individual situation and financing source, so contact us for details, but generally speaking the home deposit will be anywhere from 10% to 50% of the total Home cost on your contract.
Once we’ve received your signed contract and home deposit, we will place the home order with the factory. Factory lead times to get the home built will vary depending on the style of home, which manufacturer is building it, and how busy the factory is. Please contact us for current lead time on the home you’re interested in.
Phase 3 – Deliver & Set Home
The home will be built, and our Project Manager will coordinate with you to schedule the delivery and setting of the home on your foundation.
On the day of set we will complete the following things:
- Set home on foundation and fasten it together and to the foundation
- Lift the roof in place and finish the shingles and ridge
- Install house wrap on the ends of the home
- When we leave, the house will be safe, secure, and weather-tight!
You will need to pay the balance of the Home cost the morning the home is delivered to your property (which is usually the same day it gets set). The home will be set, made weather tight, and the keys will be turned over to you. At this time you can move forward with whatever other work you have planned (such as building on a garage, porch, deck, etc).
For jobs located inside our Turn-Key service area (click here to see our service area map), we will complete the interior and button up work and exterior siding on the ends of the home once you have heat and power turned on. See the FAQ titled “What Does Your Delivered & Set Pricing Include” located at the bottom of the Home Page for more info on this finish work.
For jobs located outside our Turn-Key service area, you will need to coordinate to have this interior button up and exterior siding done on the ends of the home. It’s not a huge amount of work, but if you’d rather not take it on we can help you find someone to do it.
Wrapping It Up
Although we only provide the modular home itself when doing a Delivered & Set project, your relationship with Homes 45 doesn’t end the day we set it on your foundation.
We want your project to be a success, so we will always be a phone call away to answer any questions you may have during the remainder of your construction project. Also, our home warranty still applies, so if there ever is a warranty issue with your modular home, we’ll be there to help!
